Metal Fencing Sells Homes & Increases Profits

Realtors Agree New Fencing Helps Sell Homes & Increase Profits

Fences sell properties — that is the main theme here and we’ll explain why. While there are some caveats to observe, installing a good metal fence should be seen as a proper investment – not as an expense.

Of course, as a Vancouver fencing company you’d be right to think we are biased, but don’t just take our word for it. It’s realtors that know more than anyone what upgrades are going to pay off when it comes to selling homes; ands as we’ll point out below, many important realtors and real estate agencies agree that installing a new fence will generally net a profit.

Why Do New Fences Help Move Homes?

We’ve found that the big agencies such as Sutton Realty encourage home sellers to take a critical look at their fencing situation. As Sutton points out, fencing plays a critical role in home sales: boosting curb appeal. The funny thing is, while many home sellers in Vancouver are apt to re-paint and spruce up their interiors for re-sale, not so many understand how to boost their home’s curb appeal with a new fencing installation.

Not All Kinds of Fences Are Profitable

There are a lot of variables to take into account on which fencing material is best for your home, but a basic rule drawn by Sutton is that “a new fence that promises low maintenance and longevity will be a selling point with most home hunters.”

And as Realty Times points out, some types of fences can net a big profit; while other types, not so much. While chain link fence may be less costly at the outset, for most residential neighborhoods the resale return with the addition of chain link fencing is minimal. On the other hand, as Realty Times claims, solid privacy fences like cast iron can “net a profit of at least 50% of the material and installation costs on resale.”

Of course cast iron isn’t the ideal material for Vancouver homes as cast iron fences are quick to rust and difficult maintain. This is why real estate agencies including Sutton explicitly recommend installing aluminium fencing products that “look as nice as iron but never rust.”
